Finamore Place transforms a previously vacant 2.86-acre site into a vibrant, community-centered development in the heart of Santa Ana’s Ponderosa Park neighborhood. Designed to serve both large families and individuals transitioning from homelessness, the project offers 102 thoughtfully planned one, two, and three-bedroom apartment homes within a four-story residential structure. At the core of the site is a 15,000-square-foot landscaped courtyard that functions as a dynamic, multi-use open space providing residents with opportunities for recreation, gathering, and connection. The courtyard is framed by the residential building, creating a secure and welcoming environment that encourages daily interaction and community-building. A defining element of the project is the two-story, 17,000-square-foot community center, conceived as both a neighborhood anchor and a hub for essential services. The center integrates critical programs including a satellite family mental health services facility operated by the Child Guidance Center, St. Jude’s Manchester Clinic, and an Orange County Head Start early education center extending the building’s impact far beyond its immediate residents. Through integrated architecture, site design, and service programming, Finamore Place is more than housing it is a model for socially responsive design and community revitalization.
